Base Analysis
Wujiang borders Shanghai to the east, Lake Tai to the west, Zhejiang to the south, and Suzhou to the north, situated in the heart of the Yangtze River Delta with Shanghai as its leading city. The entire region is mountainless, with low-lying, gently undulating terrain; its network of waterways crisscrosses the landscape, and numerous lakes and ponds are scattered throughout. With a water surface area of 400,000 mu, it is renowned as the “Land of Fish and Rice” and the “Home of Silk.”
The project site is located on the east side of Chang’an Road and the south side of Luddang Road in Wujiang District.
Regional Transportation
The Phase II project of the Central Ring Road is in its preliminary planning stage, aiming to comprehensively upgrade the Wujiang transportation network, seamlessly connect Suzhou and Wujiang, and usher in Suzhou’s “Great City Era.”
Base site
To the north of the site lie the Chengnan Community Service Center and the local police station, while the southern boundary is lined with a tree‑lined boulevard. Taking into account both the site’s circulation patterns and pedestrian experience, the main entrance is positioned on Yihé Road to the south and Chang’an Road to the east.
A 25-meter-tall transmission tower is located at the southwest corner of the site, which may have a certain impact on nearby residential buildings. The Chang’an Central River boasts favorable conditions and could be considered for development.

The entire community adopts modern practices. New Asian style—sophisticated, elegant, and exquisitely minimalist. It effectively embodies the essence of New Oriental’s culture, enabling customers to develop a sense of belonging to the community and to their own identity.
Project Overview
The site covers an area of 52,817 square meters and is designated as Class II residential land, with a floor area ratio of 2.0 and a total gross floor area of 143,461.31 square meters. The development comprises 11 residential buildings, forming a medium-sized community that houses 927 households and approximately 2,967 residents.
Based on the site’s characteristics, surrounding environment, and traffic conditions, high-rise and low-rise villas are arranged: low-rise villas are positioned on the west side, while high-rises are sited on the east, with a gentle slope that rises from west to east, maximizing river views.
Building No. 2 is an eight‑story mid‑rise residential building; Buildings Nos. 4, 6, 7, and 9 are nine‑story mid‑rise residential buildings; Building No. 11 is an eleven‑story mid‑rise residential building; Buildings Nos. 1, 3, 5, and 8 in Zone A, along with Building No. 10, are eighteen‑story high‑rise residential buildings; and Zone B of Building No. 8 comprises a single‑story ancillary facility.

Spatial Creation
Architecture and space constitute an organic whole in which each serves as the other’s source of inspiration and mutual complement; the architectural layout determines the spatial configuration.
The outdoor spatial system of this plan is organized into several tiers: the first tier comprises the central landscape at the community entrance, which serves as the primary venue for residents’ communal activities; the second tier consists of the ground-floor entry spaces of each residential unit, offering a semi-private architectural realm; and the third tier encompasses the private outdoor areas of individual households, providing the highest degree of privacy.
Facade design
The treatment of horizontal lines is unified yet richly varied, complemented by the subtle insertion of a few vertical elements, achieving compositional balance on the facade.
The exterior finish is predominantly rendered in a brick-red hue, complemented by delicate, finely crafted moldings, transparent insulating glass, and brown PVC‑steel window frames. Through the vertical modulation of the building’s massing, these varied colors and materials interweave and articulate, creating a rich sense of layering on the façade.
Node Detail
The residential area features a central axial landscape garden aligned with the planning framework, creating a relatively open and inviting space where residents can gather, fostering greater interaction among neighbors and imbuing the entire “Scenic Community” with a sense of vitality.
