Base Overview

The project is located within the Science and Technology City of Suzhou High-Tech Zone, south of Tianmushan Road, east of Fuchunjiang Road, north of Putuo Mountain Road, and west of Songhua River Road. The planned site covers a total area of approximately 95,158.6 square meters, with a gross floor area of 284,082.83 square meters. The terrain is level, and the site enjoys convenient transportation and a picturesque natural setting.

Overall Layout

The outer ring is designated as a freight access road for the production facilities, while the inner ring serves as a vehicular and pedestrian thoroughfare for park employees. An east–west axis runs through both plazas and courtyards, with individual building volumes arranged along this axis to encircle the plazas and courtyards.

At locations where additional building entrances are required, plaza spaces have been incorporated, and the surrounding traffic circulation has been reorganized. The central plaza on the site features enhanced landscape planting, while select landscape elements draw on the urban waterway, creating inviting vistas.

Design Concept

This design thoroughly considers the dialogue between the site and the city, as well as the harmonious integration of architecture with its context, breaking away from the conventional image of high-rise office buildings and industrial factories to forge a new concept of an urban‑oriented, exhibition‑style R&D campus.

High-rise office spaces, production facilities, and supporting services are organized into distinct functional zones connected by a hierarchy of roads and plazas. The high-rise office wing is set alongside a natural waterway, while the northern waterfront is designated as landscaped open space, endowing the development with exceptional views and a rich environmental setting.

Architectural form

High-rise office The main tower’s facades facing the plaza and the principal urban thoroughfares are predominantly clad in glass curtain walls, with varying rhythms created through the size and width of vertical mullions, resulting in a unified, streamlined, and elegant façade. The facades oriented toward the interior factory buildings and the western road are primarily composed of perforated panels that enhance transparency, complemented by glass curtain walls and recessed balconies to soften the building’s massing and foster a harmonious dialogue between the structure and its surrounding context.

The two‑story podium, with its substantial square base, rests at the tower’s foot and cantilevers outward, accentuating the tower’s poised grandeur. Around it, red perforated panels punctuate the façade with square window openings that vary in size and rhythm, lending the ensemble a lively, dynamic character.

Production plant As the core zone of the industrial park, two courtyards are arranged along the main axis, flanked by high-rise office and service facilities. Production buildings of varying heights create a dynamic, layered skyline that defines the entire campus. The interplay of diverse architectural forms between each structure reinforces visual connections and fosters a sense of cohesion, while also enriching outdoor spaces such as courtyards.

The façade captures both the dignified composure and the lively spirit of the campus architecture. Building on the existing staggered volumes, it employs a unified rhythmic motif of vertical windows as its primary design theme. Different blocks are articulated through varying proportions of red or gray walls and glass, with select areas featuring recessed balconies and solid wall sections treated as continuous planes.

Service Support Facilities The facilities are primarily located in the podium building housing the high-rise offices and in the sunken plaza of the central courtyard. On the west side, the three-story section accommodates meeting rooms and property‑management offices; on the north side, a café occupies the ground floor, while the second floor serves as a dining hall, with an additional café on the second level. The basement level features a semi‑open area integrated with the plaza, which can function as a space for dining or entertainment and performance events, making it a key leisure hub within the campus.
