Project Overview
First Industrial Park—Taicang Xingyao Port—was designated as one of Jiangsu Province’s major projects in 2019. Located in Shaxi Town, renowned as “the foremost of the eighteen towns of Southeast China,” it sits at the heart of the Yangtze River Delta economic zone and serves as the flagship park of Shaxi Biopharmaceutical Town.

The Xingyao Port project is planned on approximately 200 mu of land, with a total investment of about RMB 3 billion. It will be developed in two phases: Phase I covers roughly 40.3 mu, while Phase II spans approximately 160 mu.
The project will, in line with the vision of clustering the biopharmaceutical industry—characterized by distinct features, comprehensive functionality, and differentiated competition—focus on new drug R&D and manufacturing, CRO services, and medical devices as its key industrial priorities. Establish a comprehensive base integrating biopharmaceutical R&D, incubation, pilot-scale production, and trading and exhibition. , possessing a complete industrial chain and establishing itself as a modern biopharmaceutical industry benchmark with notable recognition and influence.
Project Feasibility Study
Taicang Pharmaceutical Port is located in Shaxi Biopharmaceutical Town. Taicang is under the jurisdiction of Suzhou City, Jiangsu Province, situated in the southeastern part of the province on the southern bank of the Yangtze River estuary. To the east, it borders the Yangtze River and faces Chongming District across the water; to the south, it adjoins Shanghai’s Baoshan and Jiading districts; to the west, it connects with Kunshan; and to the north, it abuts Changshu. As the Yangtze‑river‑front city closest to Shanghai, Taicang lies at the heart of the one‑hour metropolitan circle encompassing Suzhou and Shanghai. By car, it takes just 40 minutes to reach Shanghai Hongqiao International Airport and 20 minutes to arrive at Taicang Port, a national first‑class port and a major container‑shipping hub. In terms of overall strength, Taicang ranks among the top ten of China’s top 100 counties (county‑level cities) and has been recognized as one of the most dynamically developing regions in the Yangtze River Delta.
The site is located at a road intersection, at the entrance to the biopharmaceutical industrial park, and enjoys strong visibility.
Before completion, the area surrounding the base
To the north of the site lies Provincial Road Tonggang East Road, which sees heavy truck traffic and offers convenient freight access; however, this also introduces a certain degree of disturbance to the site.
How to leverage the surrounding picturesque natural environment, break away from the conventional image of traditional high-rise industrial buildings, and thereby create a new concept of an urban‑friendly, exhibition‑oriented factory campus—this is the central challenge this design seeks to address.
Building Functional Layout

In this design, the building functions are categorized into three types: high-rise production workshops, multi-story production workshops, and a comprehensive service building, with functional zoning achieved through a network of roads and plazas of varying grades.
The outer ring is designated as a freight access road for the production facilities, while the inner ring serves as a vehicular and pedestrian thoroughfare for park employees, with east–west and north–south axes running through the entire site. The available space is fully leveraged in the design of individual buildings; at locations where additional building entrances are required, plaza spaces are incorporated, and the surrounding traffic circulation is reorganized.
The high-rise factory building is situated adjacent to a natural waterway, while the river on the north side serves as a landscaped amenity area, endowing the structure with exceptional views.

The east-facing facade of the high-rise factory building, which overlooks the plaza and the main urban thoroughfare, is dominated by vertical lines and glass. Vertical painted panels integrated within these lines create dynamic rhythmic variations, resulting in a façade that is harmonious, streamlined, and elegantly understated.
Meanwhile, the façade facing the interior factory building and the south‑side road is characterized by a rhythmic pattern of painted panels punctuated by vertical windows, complemented by recessed balconies that soften the building’s massing and enhance its dialogue with the surrounding environment.

The multi‑story production buildings are situated on the west side of the site, each featuring a shared passenger elevator lobby, a freight loading platform, and associated ancillary facilities. Building upon the original staggered massing, the design employs a rhythmic sequence of vertical windows as its primary motif, while varying volumes are articulated through distinct proportions of gray masonry and glass, creating a dynamic and visually engaging facade.

The facade is dominated by vertical elements finished with faux stone paint and vertically oriented strip windows. The building’s internal structural frame employs a regular column grid, prioritizing general versatility while deliberately incorporating flexible, adaptable spaces that can be readily reconfigured to accommodate the owner’s future layout adjustments.
Project Objective Definition
The project comprises high-standard factory buildings with 50-year independent property rights, integrating production, R&D, office space, and comprehensive supporting facilities. Upon completion, it will attract 10 to 15 high-end smart manufacturing enterprises and incubation companies.
This project will be guided by operational standards emphasizing “enterprise clustering, technological integration, industrial agglomeration, and centralized services,” aligning with the First Industrial Park’s strengths in industry‑driven planning, investment promotion networks, and the capability to develop high‑standard products. Focusing on the smart manufacturing sector, it will establish a modern industrial park that integrates production, R&D, office space, and comprehensive supporting facilities.
